My October 14 Western Suburbs report shows 1.9 months of inventory. That points to a market that favors sellers, although the right strategy depends on your property and location.

What buyers should expect: With 1.9 months of inventory, I’d prepare for competition when an appealing home is priced in line with nearby sales. Get preapproved and decide on a comfortable monthly payment before touring. You may have room to negotiate on properties that have been listed longer, but we’ll review the comparables before asking for a price reduction or closing-cost credit. Move when the numbers work for you, and keep important inspection protections part of the discussion.

What sellers should expect: The report’s 100.3% sale-to-list average is encouraging, but I’d focus on how your home compares with today’s competition. Sold properties averaged 23 days on the market; your timing will depend on price, condition and location. Price against recent comparable sales, take care of visible maintenance and make the presentation strong from day one. If showings or offers are slow, we’ll review buyer feedback and adjust the strategy.
