Our HomeHunter Service

A home search built around you.

You tell us what matters. We help you track the opportunities, compare the options, and arrange the homes you want to see.

  • Your criteria lead the search

Choose your counties, cities, price range, home type, and style. We'll work from your must-haves and timing.

  • Keep an eye on opportunities

Discuss listing alerts and ask us about MLS listings, foreclosures, and for-sale-by-owner opportunities.

  • Tour on your schedule

You choose what to see. We coordinate appointments and help you evaluate each home without pressure.

Representation matters

Know who is working for you.

A showing is one part of buying a home. Understanding who represents your interests helps you make informed choices throughout the transaction.

Seller representation

The seller's agent

Represents the seller and works toward the seller's goals. A conversation or showing with that agent does not, by itself, mean the agent represents you.

Buyer representation

Your buyer's agent

Represents you under your brokerage agreement. We explain the relationship, discuss your priorities, and help you understand pricing, terms, and next steps.

Your information stays protected

We'll discuss confidentiality and how your financial details and negotiating plans are handled.

Advice you can use

Expect honest conversations about a home's fit, condition, and value, including when it makes sense to keep looking.

Negotiation with a purpose

We help you consider price, repairs, credits, and timing, then work from the terms you approve.

We'll review your written buyer representation agreement before touring. If dual agency is proposed, we'll explain what it means and the informed written consent it requires.

Our promises, in writing

Understand your VIP benefits.

We'll walk through the program with you so you know what is included and which terms apply.

Cancellation guarantee

Cancel before submitting an offer under the VIP cancellation promise. We'll review the terms of your agreement with you.

Home warranty benefit

Ask about the home warranty arranged through the VIP program. We'll explain the policy's coverage, exclusions, and applicable terms.

VIP benefits are subject to the applicable written agreements, eligibility requirements, and restrictions. Review the specific terms with us before relying on any program benefit.

Found a home on your own?

Send me the address or MLS number. Let the listing agent know you're working with us, and contact me before arranging a tour so we can coordinate the next step.

Clarity before you commit

Good questions. Straight answers.

Buying should feel understandable. Ask about anything that affects your budget, your representation, or your next move.

Why start with preapproval?

Preapproval helps you understand a lender's initial assessment of your borrowing options and shows sellers you've started the financing process. It is conditional and does not guarantee final loan approval. Your comfortable budget matters, even if a lender approves a higher amount.

How is buyer-agent compensation handled?

Compensation is negotiable. We'll discuss the amount, services, and payment responsibilities in writing before we begin. Seller or listing-broker contributions may be available, but they are not automatic. We'll review how any contribution applies under your agreement.

What if I find a home at an open house or online?

Send me the address or MLS number and let the other agent know you're represented. I'll help gather the details and coordinate any follow-up showing.

Do I have to buy a home?

You decide whether and when to make an offer. Our job is to help you understand your options. Your signed agreements govern any obligations and the terms of the VIP program.

Let's build your buyer plan.

Tell me where you'd like to live and what you're working toward. We'll talk through your priorities and choose a useful next step.
